God’s country. I love it. That’s one of the few things I miss about Oregon was the abundance of elk.
I’m originally from SE WA where the Columbia, Snake and Yakima rivers all join up. Miss the sturgeon and steelhead fishing.

awesome. It’s beautiful over there. I have relatives still that live near naches. Snowy winters, sunny summers. Lots of wildlife. Beautiful.

Well an obnoxious turn of events. The listing agent is being a horses rearend. Our agent couldn’t make it with us to look at the land so he gave us the gate code to get in. I understand that’s a no no but our realtor said it’s land only and he never would do that but our whole family has worked with him before so he knows us personally. Anyways, listing agent flat out said no budging on price and is just being nasty how he’s talking with our realtor. Anyways, likely a dead end on this lot. 🤷‍♂️

Might be worth it. Deal with the ass clown and then it’s yours!
yeah, I told my dad that I’d cover the rest. He said ok. Then he went home and talked it over with my mom and she said they should just make full price offer and they can cover it. With that wma and it being a gated access road it sure seems like an ideal situation.

I went to the link and it show 'Pending' so hopefully your deal will go through! As for the hogs, I don't believe either of those pics were caused by hogs. First pic with the bare soil. It wouldn't just be one spot, there'd be many and it'd look like someone rototilled it. Second pic with the leaves. Most likely an armadillo pushing leaves away looking for bugs(not sure but don't think they eat acorns).

That link I sent was for the first property we looked at. We are actually looking at a smaller property up next to it. Our realtor should be submitting new offer today for it. Hoping it all goes through quickly!

Yeah, hogs are fun to hunt but can tear up a piece of property real quick plus run off the deer if competing for food sources. Couple of trail cameras and you'll know real quick! Our property in Okfuskee County had hogs quite a few years before we purchased but state(or someone) did a helicopter shoot and not been back since. We are on the North Canadian river so in my opinion 'should' have hogs but I'm very glad that we don't.

We don’t have any of the nasty vermin at the farms and I want to keep it that way.
Grant county was the last of the 77 counties to have a confirmed pig invasion, but the GW trapped the entire sounder and nothing has replaced them.
